Technical manager or a key role in effective property management

Property management is a complex process that requires careful planning, coordination and management of various aspects, including technical maintenance.

The Technical Manager is a key part of our team and specialises in ensuring that properties are always in good condition and meet all legal requirements, including inspections. These are essential to ensure the safety and reliability of the property and must be carried out regularly and in accordance with current legislation. This enables any problems to be addressed in a timely manner and minimises the risks to the property owner and tenants.

Another important task of the technical manager is to deal with breakdowns and minor repairs. These can be caused by normal wear and tear or accidental damage and must be dealt with as soon as possible to prevent them from getting worse. The technical manager is responsible for identifying the repairs needed, securing quotes from contractors and checking that the work is carried out to the agreed quality and within the appropriate timescale.

The main activities of the technical manager include:

1. Ensuring regular inspections in accordance with current legislation.
2. Resolving accidents and minor repairs.
3. drawing up a plan for future major renovations.
4. Selection of contractors, their coordination and control.
5. Ensuring regular readings of measuring equipment (water meters, gas meters, electricity meters, calorimeters) and their replacement.
6. Maintenance of outdoor areas (gardens, car parks, etc.)
